The Studio

247 Water Street sits at the eastern edge of DUMBO, where the neighborhood quietly transitions into Vinegar Hill. Built in 1900 as a commercial loft building during DUMBO's manufacturing era, the five-story brick structure is one of the warehouses that gave the waterfront its original character. The building survived the wave of demolitions and luxury conversions that reshaped much of the surrounding neighborhood after 2000, and operates today as office lofts — high ceilings, exposed timber beams, original wood floors, large industrial windows, the kind of spaces the artists who first reinvented DUMBO in the 1980s came here to find.


The studio is on the third floor, Unit 307. ~600 square feet of wood flooring, iron exposed beams, white walls, and gallery track lighting. From the windows: the Williamsburg Bridge, the East River, the Vinegar Hill rooflines to the east, and the new skyscrapers developing along the Williamsburg and Greenpoint waterfront. The building is a short walk from the F train at York Street, the A and C at High Street, and the East River Ferry at Fulton Landing.
